楼宇漏水最怕一上来就认定是水管坏了。现场看到水,不代表水源就在正上方,空调冷凝水、屋面渗水、卫生间地漏返味带水、外墙窗框进水,都可能把痕迹带到别的位置。 我到现场一般先看三样:水是清的还是带颜色,出现时间跟下雨、空调运行、用水高峰有没有关系,天花或墙面有没有旧水印。能关分区阀的地方先做隔离,不能乱拆。楼上有卫生间或茶水间,就先问最近有没有堵塞、维修、清洁用水量大的情况。 拍照要拍远景和近景,远景看位置关系,近景看水迹边缘和滴水点。很多…
