楼宇今天空调投诉集中爆发,我怎么先分清设备和体感问题

今天一栋办公楼三层同时报太热,租户语气都挺急。工程同事第一反应是屋顶机坏了,我先把 BMS 趋势、区域温度、风阀开度和工单位置拉出来看,发现投诉主要集中在南侧玻璃墙边,供风温度正常但 blinds 没放下来。处理上先让现场把相关区域风量微调,同时通知物业发一条遮阳和临时办公区建议,再安排下午复测。经验是设施服务不能只听"热"或"冷",要把体感、朝向、人数和设备数据放一起。建议同行接到集中投诉时先画位置图,能很快判断是系统故障还是局部环境。我还把复测时间写进工单,避免租户觉得只是被安抚。设施服务很多时候不是一次修好,而是把观察、调整、复测连起来。下午复测时我把温度和租户反馈一起写回 CMMS,后续如果同一侧楼层反复出现,工程团队能看到趋势,不会每次从零开始。
