今天买家验房后犹豫,经纪人怎么把问题讲清楚

今天带买家看一套房,inspection report 出来后他们看到 roof、HVAC、plumbing 几个词就紧张,差点直接放弃。我没有帮他们做决定,而是把问题分成安全隐患、短期维修、长期维护三类,再找 inspector 确认每项大概紧急程度。之后和 listing agent 沟通 repair credit,而不是要求卖家全部修。经验是房产经纪不能把报告简单转发给客户就完事,客户需要理解风险优先级。建议同行遇到验房问题,先把专业术语翻译成成本、时间和谈判空间,沟通会顺很多。后来我也把这份报告里的项目做成一页摘要给客户,哪些要报价、哪些可观察、哪些适合谈 credit,让他们不用在几十页 PDF 里自己猜。
