买房客户预批怎么核实,经纪人带看前要看这几项

做买方经纪时,带看前核实预批不是走过场。客户说预算七十万,不等于他能稳定买七十万,里面要看贷款类型、首付比例、税和保险有没有算进去、HOA上限、利率变化后月供还能不能接受。 我一般不会只看一张pre-approval letter。会问贷款员这封信基于什么资料出的:有没有看W-2、pay stub、银行流水,还是只跑了信用分和口头收入。自雇客户更要早问报税年限和可用收入,不然看房看得很热,offer写上去才发现DTI压不住。 有些客户一开始嫌这些问题细,我会直接说清楚:这不是查隐私,是为了别把时间花在写不上去的房子上。这个动作说出来有点扫兴,但比客户喜欢上房子以后再退要好。经纪人前面问细一点,后面谈价格、写contingency、排closing日期都会稳很多。
