房产经纪带看路线怎么安排不浪费时间

带买家看房,路线不是把地址按距离排一下就完了。我这边吃过亏,前两套排了照片最好看的,客户一看很兴奋,后面几套其实更符合预算和通勤,判断已经被前面影响了。 现在我会先把硬条件排出来:预算、通勤、学区、HOA、车位、房龄、是否能接受楼梯。路线安排时不只看地图,还要看 showing window、lockbox 方式、是否 tenant occupied、停车好不好进、同一个小区有没有类似房源可以一起看。客户第一次看房,我反而会先放一套缺点明显但价格合理的,让他知道这个价位真实长什么样。中间留一点缓冲,别把每套时间压得太紧。迟到一次,后面全乱。大家带看路线一般怎么排,先看最可能写 offer 的,还是先看教育型房源?
