房产经纪跟进客户怎么做 CRM 记录

房产经纪的 CRM 记录不能只写"客户有兴趣"。我会记录预算范围、贷款状态、通勤区域、学区要求、必须条件和可妥协条件。看房后把客户真实反应写下来,比如嫌 HOA 高、车库不够、采光不行,这些比简单打星更有用。下次推房源前先看记录,避免重复发客户已经明确拒绝的类型。卖方客户则要写清报价预期、维修底线和搬家时间。记录越具体,跟进越像帮客户筛选,不像群发广告。客户跟进里还要标资金进度,比如 pre-approval 是否拿到、首付来源有没有问题。只看喜欢哪个房子不够,交易能不能走下去,很多时候取决于贷款和时间线。房地产和住房服务周期长,任何沟通都可能过几周才被翻出来。地址、日期、文件版本、客户确认最好都留清楚,后面谈维修、价格或责任时少很多争议。
