今天租客报漏水,物业怎么把供应商和房东都稳住

今天早上租客报 bathroom ceiling 有水印,房东在外州,供应商又只能下午去。最怕这种单子信息不透明,租客以为没人管,房东担心费用失控。我先让租客拍水印、地面和楼上位置,确认没有持续滴水,再开 emergency work order 给 plumber,同时给房东发了范围、可能原因和授权上限。下午检查发现是楼上 wax ring 渗水,及时止住。经验是物业维修靠时间线和照片说话。建议同行接漏水单先判断 active leak 还是历史水印,再同步租客、房东和供应商,不要让三方各猜各的。这次我还把照片和 plumber invoice 关联到同一个 work order,月底给房东结算时能看到完整过程,租客后续追问也有依据。
