租客违约通知怎么留证,物业经理别只靠短信催

物业管理里处理违约,最容易犯的错是前面都在电话和微信里催,真正要发notice时证据散得找不到。租金晚交、宠物违规、噪音投诉、未经同意换锁,看起来都是小事,拖久了就会变成房东和租客各说各话。 我现在接到问题先分两层记录:一层是事实时间线,哪天发现、谁通知、对方怎么回复;另一层是合同条款,对应lease哪一条、当地notice需要几天、是否要给cure period。短信可以作为沟通,但正式通知不能只靠截图。 还有一个细节是原始文件别只存在手机相册里,后面导出来经常少时间戳。邮件标题、照片、维修单、邻居投诉记录都要放在同一个folder里。后面不管是继续协调、扣费、续租评估,还是不得已走法律流程,资料顺着时间线拿出来,物业这边才不会被动。
