物业维修供应商爽约后怎样安抚租客

前阵子处理公寓物业安排空调维修时,最头疼的不是工作量,而是HVAC vendor 约了上午窗口却没到,租客请假在家等,工单系统还显示 scheduled。如果只凭经验拍脑袋,很容易把责任推给某个人,真正的原因反而还在。 我的做法是先把时间线拉出来,再看哪些节点可以验证。我先主动打电话说明延误,不让租客自己追;再要求 vendor 给新的 ETA 和原因,必要时换备用供应商,并在系统里改成 missed appointment。后来证明,物业维修的怒气很多来自没人更新,而不是问题本身一天没修完,尤其是维修沟通这种细节,平时没人注意,出事时最关键。 我给同行的建议是供应商爽约要有扣分和替补名单,租客通知不能只靠自动短信。流程不用写得很厚,但关键步骤要能被下一班、客户或管理方看懂。物业同行对 vendor no-show,会几次之后停用?
