出租房维修单怎么安排才不漏

出租房维修单不能只靠短信和脑子记。租客报修后先确认地址、问题照片、是否紧急、可进入时间和宠物情况。漏水、无暖气、门锁问题要优先,普通家电可以排队。派工时把供应商、预约窗口、预计费用和是否需要房东批准写清楚。维修完成后要让租客确认,照片和发票一起归档。很多纠纷不是修没修,而是没人知道进度。系统里状态清楚,房东、租客、维修师傅三方都会省心。维修单如果涉及水电安全,我会要求供应商反馈前后照片和测试结果。只写"已修复"不够,后面租客再报同一问题,很难判断是没修好还是新问题。房地产和住房服务周期长,任何沟通都可能过几周才被翻出来。地址、日期、文件版本、客户确认最好都留清楚,后面谈维修、价格或责任时少很多争议。
