出租房预防性维护清单怎么做才有用

物业管理里很多大维修,前面其实都有小信号。只是没人定期看,等租客半夜报修,成本就变成加急费、临时住宿、房东情绪和租客投诉一起上来。 我后来做出租房维护,不再只等工单。每季度固定看 HVAC filter、烟感和一氧化碳报警器、电池、洗衣机软管、水槽下方、马桶底部、窗户密封、排水沟和室外排水方向。不是每次都要修,但要知道状态有没有变差。 清单别做得太漂亮,没人执行就没用。我的做法是把项目拆成三类:必须当场处理、需要报价、下次复查。照片和日期一定要留,尤其是水迹、霉味、外墙裂缝这类后面容易扯皮的东西。房东愿不愿意花钱另说,管理方至少要把风险提前摆出来。预防性维护不一定显得忙,但它能少掉很多真正麻烦的电话。
