买Condo前HOA文件要重点看哪些风险

买 condo 的客户很多一开始只看月费高不高,后来才发现 HOA 文件里藏着不少影响生活和转售的东西。月费只是表面,真正要看的是钱花到哪里、楼有没有大修风险、规则会不会卡住你的使用方式。 我通常会先看 reserve study、最近几年的 meeting minutes、budget、insurance、CC&R、special assessment 记录和 pending litigation。如果 reserve 很薄,屋顶、电梯、外墙又快到年限,低月费反而不一定是好事。meeting minutes 也很有用,里面经常能看到反复出现的问题,比如漏水、停车纠纷、短租限制、电梯维修、保险涨价。 还有出租限制和宠物、装修规则,别等 closing 快到了才发现客户计划出租却不符合比例要求。HOA 文件读起来枯燥,但它不是走流程。它是在告诉你,这个小区未来几年可能要花的钱、可能吵的事、…
