如何向首次购房者解释过户费用

我第一次向买家讲解过户费用时,犯了一个错误,就是像读说明书一样逐行念数字。结果根本没用。买家当时一直点头,但后来打电话回来,坚信有人在最后一刻多加了几千美元。 现在,在临近签约之前,我会先把贷款机构费用、预付税款和保险、托管押金、产权费用以及登记项目分开说明。当买家知道哪些费用是一次性的,哪些是为未来账单预付的,他们就更容易接受总金额。最难的部分在于要尽早告知,这样才不会在过户前夕让他们觉得是坏消息。
